Adani Ports, Super Handlers Among Bidders for ₹71,200-Cr Logistics Park in Greater Noida

Gujarat-based firms, Adani Ports & Special Economic Zone, Super Handlers, and Empezar Logistics, are competing to establish a multimodal logistics park on a 174-acre site in Greater Noida, with a projected investment of over ₹71,200 crore, according to a senior Uttar Pradesh government official.

The Greater Noida Industrial Development Authority (GNIDA) had earlier floated tenders for leasing the land for a 90-year period. The proposed facility is expected to house cargo handling terminals, warehousing infrastructure, a skill development centre, and integrated logistics services.

“This project is poised to create at least 5,000 jobs and significantly enhance freight movement efficiency. We are currently evaluating all the proposals and will announce a decision soon,” said Nand Gopal Gupta ‘Nandi’, UP’s Minister for Industrial Development, Export Promotion, NRI Affairs, and Investment Promotion.

Gupta emphasized that the initiative aligns with the state’s Multi-Modal Logistics Park Policy 2024, which offers a range of incentives to attract private investment and foster industrial growth. He added that the government is working on several such initiatives across Uttar Pradesh to improve the ease of doing business.

Strategically located near the upcoming Noida International Airport, the site offers seamless connectivity to both the Eastern and Western Dedicated Freight Corridors. It is also in close proximity to a dry port operated by CONCOR, facilitating efficient container storage and handling.

The logistics park proposal is part of the ‘Scheme for Allotment of Plot for Development of Multi Modal Logistic Park at Greater Noida’ and requires a minimum capital investment of ₹71,200 crore, excluding land cost. The project is approved under the Greater Noida Master Plan 2041.

As per GNIDA’s plan, 174.1 acres of contiguous land in Sector Kappa II will be allotted on a leasehold basis for 90 years. A screening committee will assess all submitted applications and supporting documents, followed by a final decision from the allotment committee.

Industry experts predict that warehousing lease activity will remain strong in 2025, driven by surging demand from e-commerce players, third-party logistics providers, FMCG companies, and retailers. Developers are also ramping up supply in peripheral metro areas, supported by institutional funding and rising interest in compliant, high-efficiency warehouse infrastructure.
