Welspun One, a leading warehousing and industrial real estate platform in India, has signed a Letter of Intent with Balmer Lawrie & Co. Ltd. for around 65,000 sq. ft. of Grade A+ warehousing space at WTC Nhava Sheva in the JNPA SEZ. The five-year sub-lease, located on the first floor of the facility, marks the first partnership between Welspun One and a Government of India Central Public Sector Enterprise (PSE) across its portfolio.
The deal also supports Balmer Lawrie’s expansion into SEZ warehousing and port-linked logistics, building on its existing capabilities in container freight stations (CFS), freight forwarding, and international trade facilitation.
This transaction is another leasing milestone for Welspun One at WTC Nhava Sheva and its first engagement with a central PSE. Balmer Lawrie, a Miniratna-I enterprise under the Ministry of Petroleum and Natural Gas, will use the facility to strengthen its logistics presence within the JNPA ecosystem. The overall development is expected to be operational by early 2027.
Balmer Lawrie already operates a container freight station at JNPA, and the new facility will extend its footprint into SEZ warehousing and value-added logistics services. The site offers a compliant, operator-neutral environment with benefits such as GST exemption, customs duty deferment, and faster clearances.
A key highlight of the deal is the use of first-floor warehousing space, an industry first in India. WTC Nhava Sheva is designed as a multi-level warehousing facility where each floor, from ground to second level, is fully functional for SEZ operations. Wide, unidirectional ramps enable 40-foot container trailers to access upper-floor docking bays directly. While such designs are common in markets like Singapore, Japan, and China, this marks their first large-scale application in India.
